1. Age.
The age of your roof has a lot to do with its performance. If you suspect that your roof is not performing as well as it should be, check the paperwork for when it was installed. If you’re still living with a roof that hasn’t quite yet reached a quarter of its maximum life span, then the age might not be the problem. But if you’re pushing towards fully maximizing the entire life span, then that could be your issue.
2. Local Climate.
The climate also affects just how well your roof can perform throughout the years. If you live in a relatively mild climate, then your roof won’t need that much maintenance, and still live out its years in relative peace. But if you live in an area that is frequently visited by inclement weather, then you may be requiring roof repair more often than you’d like.
3. Ventilation.
The amount of ventilation you have in your roofing system can also affect how well it performs. If you have the right amount of ventilation, then you shouldn’t have too much to worry about. But if you have too little ventilation, you’ll be dealing with a hot roof. If you install too much ventilation, though, you’ll be dealing with a system that has too much moisture. This can encourage the growth of unwanted vegetation.
4. Contractor.
The contractor who installed your roof, or who regularly maintains your roof, is also a factor to consider. An unscrupulous contractor that isn’t properly licensed might be performing maintenance designed for asphalt shingle roofs on a metal roof, for example. This can lead to issues in the long run.
