- Pitch – Most commercial roofs are flat, while residential roofs have a pitch. This is because of the differences in priorities and in design of commercial and residential properties. Residential buildings have a steep slope because of architectural traditions and because the pitch helps with rainwater management.
- Shape and Size – The vast majority of commercial buildings are larger than most homes. However, flat roofing systems can actually have a smaller surface area compared with residential roofs. This is because residential roofs are usually steep-sloped, allowing them to have greater surface area despite taking up less space than a flat roof. This means that commercial and residential roof repair projects have different requirements when it comes to working on the roof.
- Materials – Commercial roof materials include EPDM, TPO and Modified Bitumen. These materials differ in their application method, formulation and performance. However, they all work better on a flat roof. Residential roofing materials, on the other hand, include asphalt shingles, metal, tile, wood and slate. Residential roofing materials have greater variation in roof profiles and colors because appearance is much more important to a residential building.
